The idea of a seller and buyer has to be very clear before understanding about market and property. The seller is usually a person who is relocating, wants to sell for better rate or is in need of money. He may also require the sale price to look into better prospects or larger apartments which would be his motive. A seller looks into selling the house in the resale variety and is well aware of the market price which is fluctuating as per his area. A buyer is usually aware of his expectations and chalks out a budget when looking for a property. He would like to inspect the house, look for probability and realistic expectations and also negotiate for a better price. The buyer has a lot of queries which an able agent is able to understand and seek information. Hence communication is very important during the inspection time.

The concept of sale is usually very detailed and systematic. The buyer places his demands before the broker and in case of availability the broker contacts both the parties. After initial inspection and a few queries the parties sit together for negotiation. This is the time to clearly state and also understand the perspective of either people. The seller should clearly indicate the time frame of the installment of payment. The proportion of amount should also be decided. The final amount is done before giving the keys to the new owner.

Property is highly affected by the builders who flex on the price as per the market movement. There are times which are good for sale and other times it is the buyers market. While buying a house people look for various factors. The prime focus is on the budget or the affordability rate. Then comes the area of preference. People look for a comfort level in the new purchase of flat because it is investment of their hard earned money and hence they have to locate the best among the best.

New constructions from reputed builders are perfect in their housing facilities. This means that there is no dearth of comfort factor. The playground is another issue that is seldom found in urban lands and a play park area is generally preferred by people who have kids. The next important facility noted by people is connectivity and short travel distance to public transport. Another is full time water supply and many also prefer the pipe gas facility.

The role of a real estate agent especially for metro properties is that of a professional who is persuasive and yet not very assertive. The client is highly aware and a knowledgeable personality and hence it would not be wise to intervene in every aspect. Estate agents also perform the role of liaising and clarifying certain unanswered questions. The buyer may seem very apprehensive before making the payment and hence all his queries should be put to rest.

It is also important to have an overview of the site, the legal documents and understanding of the same. The Occupation certificate and other primary formalities have to be complied by the builder and valid approvals from BMC are essential to process the sale purchase activity in new houses. It is imperative that the client has clarified the commission rate and also the interval in which the payment has to be made.

A pleasing personality, sound knowledgeable and good communication skills fulfills the role of the property agent. The broker also has to understand the market movement and maintain a rapport with the builders, second buyers, new clients and existing clientele for good will creation.
